Variable Rate Commission
We offer a “Variable Rate Commission” structure focusing on a vacation rental’s unique rentability VS the standard “one size fits all” approach. Because each home is unique, we believe their commission rates need to reflect that. If a property is brand new to the market and hasn’t yet ranked on the algorithm, we charge a higher rate commission to establish the listing. A lower rate commission is charged when a property has been successful on the market and ranks higher on the algorithm. Properties with more reviews and market exposure will generate revenue faster and require less work. Once a newer property has been established, the commission rate is negotiable at the renewal of the contract.
Zero Re-Stocking Fees
Unlike other management companies, we don’t “nickel and dime” our clients with re-stocking fees. Instead, we charge clients the cost of the amenities purchased and deduct this expense from the monthly payout. Reusable bottles such as soap dispensers are also provided by HAVEN to promote bulk purchasing. This saves us time and our clients money. This approach also guarantees the guests will have everything they need for their stay.
Setup Fees
It is crucial for a property’s success to be effectively represented online. Regardless of market saturation, maintaining a prominent position within algorithms is a profession in itself. Beyond professional photos and trendy designs, compelling verbiage and accurate amenity descriptions are essential. For $400.00, we offer a custom Short-Term Rental (STR) checklist for your property, create and optimize listings on OTA’s like VRBO, Airbnb, Booking.com, and coordinate an on-site photo session with a professional photographer.”
PM Software & Direct Booking
We use one of the highest rated Property Management software companies currently on the market, Lodgify. By investing our time and money into this product, we can seamlessly manage properties over multiple OTAs such as Airbnb, VRBO and Booking.com. Also, through our website, guest have the ability to book direct. Channels such as Airbnb charge higher hosting fees that reduce potential bookings. By booking direct, we can compete with other channels and reduce the hosting fees which will increase the occupancies.
Photography & Videography
First impressions are everything in the world of vacation rentals. When potential guests are scanning through sites, your property must stand out. Because of that, we work closely with professional photographers and media companies to ensure your listing catches guests attention. With that, we split the cost with the owner for all the professional photography.
Housekeeping
Housekeeping can make or break a guest’s experience. We believe housekeepers are one of the most important factors to a successful short-term rental. Because of that, we take housekeeping serious and focus heavily on everything from the housekeepers we hire to the systems they use.
Our housekeepers are thoroughly trained to prepare a home for dirty home for cleaning, cleaning efficiently and proper home staging for a guests arrival. Through both our online video tutorials and hands on training, guests are guaranteed to have a will have a 5 star experience.
Preventative Maintenance Program
A short-term rental shouldn’t be a long term disaster. Instead, it should provide positive cash flow resulting in a higher market value. At HAVEN, we understand this and have developed not only the tools to market and manage your property but also effectively maintain it for years to come.
The right property manager should take the same level of care for your property as you would. With our Preventative Maintenance program, our client’s investment is protected. We document everything from the kitchen faucet’s cartridge number to the size of the home’s windows. This allows us to efficiently manage any maintenance issues before a contractor is called. By providing the correct information and potential solution, we put money in our clients pockets, not the contractors.

Consulting 1: Listing Review – $45/hour
- Visual examination of the existing listing(s) via Screen Share Video
- The initial step involves a comprehensive assessment of the clients’ existing listing(s.) This review serves as the foundation for refining future implementation.
- Listing Photos Review:
- Organization
- Labeling
- Quality
- Consistency
- Visual Flow
- Listing Descriptions Review
- Review “Listing Description” wordage.
- Review “The Space” wordage.
- Review “Guest Access” and “Other Details to Note” wordage.
- Wordage Flow and Consistency with photos.
- Review “Main Cover Photo” in comparisons with comps.
- Listing Photos Review:
- The initial step involves a comprehensive assessment of the clients’ existing listing(s.) This review serves as the foundation for refining future implementation.
Consulting 5: Photography/ Videography – $45/hour
- Professional Facilitation
- HAVEN will schedule and meet with a local professional photographer on-site to facilitate and direct in vacation rental specific listing photos and/or videos along with post session review and communication with photographer to correct any issues with final product.
Consulting 2: Site Visit- $45/hour
- Property site visit for Walkthrough and Review
- Note: HAVEN requests private access to property.
- This pivotal phase of our consulting process includes a physical walkthrough of the property. While an impeccable listing appearance is crucial, ensuring a positive guest experience holds the most significance.
- Review rooms for functionality and flow
- “Behind closed doors” organization
- Check inside closets, cabinets, etc.
- Bedding review
- Ensure proper precautions are being taken to prevent bed bugs, allergens etc.
- Overall Design Layout
- Current amenities review and recommendations.
- Generate Property Report post site visit.
- A property report will be provided along with a video walk-through.
- This pivotal phase of our consulting process includes a physical walkthrough of the property. While an impeccable listing appearance is crucial, ensuring a positive guest experience holds the most significance.
- Note: HAVEN requests private access to property.
Consulting 6: OTA Listing Creation – $200 per OTA/ Listing
- New Listing
- With all the data collected from Consulting 2,3,4 and 5, HAVEN will build the listing on the selected OTAs (Online Travel Agencies)
- Existing Listing
- Owner to provide HAVEN online account access to the existing listing(s) on all active OTAs. HAVEN will implement all data collected from Consulting 1, 2, 3, 4 and 5
- Note: If owner already possesses professional photography of listing(s,) they must be submitted via online drive to HAVEN.
- Owner to provide HAVEN online account access to the existing listing(s) on all active OTAs. HAVEN will implement all data collected from Consulting 1, 2, 3, 4 and 5
Consulting 3: STR Pricing – $45/hour
- Pricing Analysis
- Research current pricing on local STR Comps for all seasons.
- Integrate average prices with estimate average occupancies.
- Build out annual seasonal pricing structure and recommendations.
Consulting 7: Housekeeping Training Videos – $45/video
- Housekeepers Walkthrough training videos
- Videos will be created on youtube.com as “unlisted” and a hyperlink link will be provided to owner.
- Video 1: Video creation to train housekeepers on “Preparing the home for cleaning.”
- The video will show the home stripped down after the guest’s departure and touch on every task associated prior to the housekeeper initiating the cleaning process.
- Video 2: Preparing the home for Guest’s Arrival
- In this video, we will walk the property and highlight every detail associated with a successful “guest’s first impression” and overall experience throughout their stay. Everything from proper lighting to home organization, both interior and exterior will be covered. It is our strong belief that a guest’s overall review is started from the second they pull up to the home.
- Video 1: Video creation to train housekeepers on “Preparing the home for cleaning.”
- Videos will be created on youtube.com as “unlisted” and a hyperlink link will be provided to owner.
Consulting 4: Implementation of Consulting 2 – $45/Hour
- On site: Owner to provide private access to the property. HAVEN will implement all the recommended and agreed upon changes associated with Consulting 2.
